Owner Representation

Halverson and Sons (H & S) is a construction management firm operating as a wholly owned subsidiary of Accel Media Group, Inc., in Newport Beach, California. H & S is committed to keeping pace with challenges of the rapidly changing industry, and has recently expanded their services to the Western United States market. H & S specializes in commercial, office, municipal, multi-family, county and educational construction projects, and offers assistance with all phases of the planning and construction process. Paralleled with the geographical growth is the extension into a variety of construction delivery systems, including CM, Design-Build, CM @ Risk and General Contracting Services. This development will provide our customers with excellent quality, project continuity and optimal convenience.

Acting as the owner's representative, H & S will assist in the project design, budget, scheduling, and supervision of the actual construction. We provide value-engineering services as we work collaboratively with design professionals to present cost-saving methods and provide input on material selection. H & S prepares multiple bid packages to ensure each project is bid competitively.

Careful planning in the pre-construction phase significantly reduces the impact of costly change orders once construction begins. H & S maintains a full-time construction project managers on-site from start to finish to ensure a quality product for every client.

Pre-Construction Services

  •   Oversee design and budget development, per owner objectives

  •   During conceptual design phase, work with design team on project feasibility, availability of materials and labor, alternative designs and materials, and other factors related to time, cost, and quality

  •   Perform value engineering studies

  •   Develop bidding and phased construction schedules to meet owner deadlines

  •   Develop a project budget

  •   Solicit and bid projects

  •   Assist the owner in preparation of contract document

Construction Services
  •   Monitor project progress
  •   Maintain a full-time project coordinator on-site
  •   Document project meetings, schedules, information flow, and transmittals
  •   Expedite the processing and approval of shop drawings, samples, and test reports
  •   Review and process payments to contractors and suppliers
  •   Oversee risk control, insurance, bonding, claims, and security
  •   Provide quality control, including concrete, structural, mechanical, and electrical testing
  •   Certify project completion
  •   Secure and deliver required warranties and guarantees, affidavits, lien releases, bonds and waivers to owner
  •   Assist in obtaining occupancy permits
  •   Presentation to owner boards and committees
