Are you being hammered or, are you doing the
hammering?
Who is negotiating your contracts?
Who is selecting your Contractor?
Who has control over that process?
Who selects your Architect and has control over that process?
Lets face it people work for money. That is probably the most
accurate statement anyone could ever make. Think about it, do you
know anyone that works for free? Sure there are those that volunteer
their time and efforts to help a good cause and can afford to
because they have some other source of income. But for most people
the "people work for money" statement holds true.
With that said, as an Owner try and determine the price you pay as
the person at the end of the line. Below is an example of basic
projects costs for Project XYZ:
- Architect fees
- General Contractor fees
- Sub-Contractor fees
- Fixture and Components with built-in profit for whole seller/reseller
- Permit fees (plan check, inspections, etc.)
- Misc fees - security, clean-up, hauling, etc.
- + Management fees
= mark-up on top of mark-up
This just names a few of standard project expense and most of which can be negotiated.
